Real Talk, Real Estate:
Working Local

Owning a home is perhaps the most significant financial and emotional investment you’ll ever make. The experience is exciting and can be overwhelming at times, but asking the right real estate questions, and seeking answers from a trusted team of professionals, will put your mind at ease.

When deciding on the right agent to support your next move, there are many benefits to working with a local agent. A local Real Estate Agent will know more about your property, your area, and the demographic of buyers most likely to purchase your property. Learn more about the benefits of working with a local realtor below!

Real Talk, Real Estate: Local Real Estate

1. In today’s market, why is it important to work with a local agent?

Real estate markets are very hyper-local, so when you are looking for a home in a certain area, having the insight of a local real estate agent can make a huge difference. A local realtor is going to be more familiar with local pricing trends and values. I would never consider assisting a client buying or selling in the city, that is not my area of expertise and not where my network is.

2. How do local connections help buyers or sellers make their next move?

People talk and people love supporting local! So much of what we do as Realtors is behind the scenes, whether it is organizing trades, movers, surveyors,  mortgage brokers and lawyers, working with people who are familiar with the area can make a transaction run smoothly.

3. When selecting an agent to help buy or sell a property, what are some of the top qualities to consider?

Their communication style is very important. Are they responsive? If you have to chase someone to call you back from the start, they are likely sending you a pretty clear message on how future dealings with them will likely unfold.

What is their strategy and the process they will use in order to either sell or assist you in finding a home? Does it align with what you are looking for in an agent? Do they have referrals from past and or present clients that they would be willing to share with you? These are all important things to consider!

4. What are some risks to consider when not using a local real estate agent? What are the risks when not using an agent at all?

Not knowing the current market values and trends could lead to your overpaying or undervaluing your property. Out-of-town agents don’t know the area as well as a local realtor, and if there are any site influences that might affect your decision to purchase, you may not learn about them until it’s too late.

We are familiar with rural and waterfront properties and their inherent differences. Listing and selling these types of properties come with their own restrictions and zoning regulations. As Realtors we have a fiduciary duty to act in the best interests of our clients, as your representative. If you are part of a transaction whether buying or selling, you could be putting yourself at risk if you don’t have a clear understanding of the legalities of real estate. We are submerged in real estate daily, this is what we do, and the right agent for you will be who constantly fine-tunes their knowledge and skill.

5. Can you share a few key connections in the community that are helpful for your past and present clients?

I have a great relationship with several lawyers and mortgage brokers in the area who have been pivotal in creating a positive experience for my clients. The stager I work with is also local and fabulous at what she does. Whether is movers, packers or cleaners, these connections can once again contribute to a seamless experience…and that is the best kind of experience when you are dealing with likely your largest asset!
