January Market Spotlight: Huntsville & Lake of Bays

WATERFRONT REAL ESTATE SALES ACTIVITY:

 

Compared to January 2018:

  • Increase in Sales
  • Increase in Ave. Sale $
  • Increase in Days on Market (DOM)
  • Increase in % Sale/List price.

Opinion: The 111% increase in ave. sale price was result of a few sales in the higher price points compared to 2017. January 2017 there were 6 sales overall compared to 8 in 2018. 5 of those 8 sales were in the 500-800k range and 2 were over 1m. DOM and % Sale/List were only nominal their differences Y/Y.

 

RESIDENTIAL REAL ESTATE SALES ACTIVITY OFF-WATER:

 

Compared to January 2018:

  • Increase in Sales
  • Increase in Ave. Sale $
  • Increase in Days on Market (DOM)
  • Increase in % Sale/List price

Opinion: The 24% increase in Average Sale Price (similar to waterfront) was impacted by sales in higher price points. Much of this increase is the result of new construction. The most popular price point in terms of trends remains $300-$400k. DOM was significantly higher than 2017 but lower compared to December 2018 (122 DOM).
